4 Refrigerator Parts That All Landlords Should Have On Hand

If you operate multiple rental properties, it is safe to say that you have quite a bit of work on your hands. Not only do tenants expect to have a safe place to call home, but they also expect all of the systems inside the home to work — including the refrigerator. To make sure your tenants are happy, learn about some of the refrigerator parts you should always keep on hand, and why it is so important to do so.

1. Water Filter

If it is a part of your rental agreement that you will also replace the water filter in the units, it is a good idea to have several of these units on hand. On average, water filters last around six months. Once the filter has expired, the quality of the water dispensed by the filter could decline, which could be a real issue in areas with hard water. If you have the filters on hand, it only takes a few short moments to replace the filter and resolve the quality concern.

2. Condenser Fan Motor

One of the main systems behind keeping the refrigerator cool is the condenser fan motor. When the fan motor stops working, it can cause the refrigerator to overheat, which will, in turn, cause the refrigerator to possibly fail. If you have older refrigerator units, it is an especially good idea to have these components on hand, as they are more likely to fail in an older unit.

3. Door Seals

Although a door seal might seem like a minor issue, a damaged door seal can create a major issue with a refrigerator. When the seal is even slightly damaged, the cooled air can easily escape from the unit, which will lead to temperature issues within the system and ultimately lead to food spoiling issues. Fortunately, it is generally easy to repair these seals, but only if you have them on hand. 

4. Ice Maker Auger

If your units have ice makers, it is a good idea to have a few ice maker augers on hand. The auger plays an important role because it is designed to help push the prepared ice out into the dispenser slot. In fact, a damaged auger is generally the root cause of ice maker issues. As a result, when the auger is damaged, the ice will not properly dispense, which can cause further damage.
